A property investor?
As a property investor you probably want a high capital growth property with a great yield, delivered to you on a platter, done up and tenanted. If only it were that easy, I hear you say.
Consider this. In October 2010 we had a client brief to secure a property with a six percent plus yield, in one of the growth areas we recommend in Auckland (not South Auckland). Four weeks later we had delivered a property with three bedrooms and a garage, on 700 square metres of flat land, in a good capital growth area within the specifications. Our team renovated it – paint, carpet, and building work. Total cost to the client including our fee and renovation work was approximately $300k. Registered value $330k – $340k. Rent $390 p/w. That’s a 6.7% gross yield.
